What Our Clients Say

We were very pleased with the results of our primary bath remodel. Our journey led us to Next Stage, where having the design and construction activities coordinated under one roof got us past a previous false start, engaging a separate designer and contractor. Next Stage takes care of all of that. There is a premium for not having to take your own time to do all of the coordination. For us, it was worth it to get the project underway and completed. And it was nice that we were able to just make a call with any questions and get a response. It seemed that no concern was too small and all were taken seriously.

I happily recommend their services. I would suggest that if we had not spent the time upfront to carefully consider the design choices and instead made changes during the construction process, we may not have had the same results of on budget and on time. Although I believe that is true of any remodel project.”

~David P, San Jose, Master Bath Remodel

What Is the Design + Build Model?

Most remodels follow a traditional path: you hire an architect or designer to create plans, then take those plans out to bid with separate contractors. On paper, it sounds reasonable. In practice, it means two separate businesses, two sets of priorities, and a homeowner stuck in the middle managing the gap between them.

The design-build model eliminates that gap entirely.

With Next Stage, one company handles everything — design, engineering, permitting, construction, and project management. Our designers and builders collaborate from the very first conversation, which means your dream kitchen or master suite isn’t just beautiful on paper. It’s built to match what was designed, on the schedule you were given, at the price you agreed to.

This isn’t a new idea. It’s the way the best remodels have always been done. We’ve just made it our entire business.

What’s the Process from First Call to Final Walkthrough?

We’ve spent more than 20 years refining a process that takes the mayhem out of remodeling — and replaces it with a clear sequence of steps so you always know what’s happening next.

Step 1 — Initial Consultation: We start by listening. We want to understand how you use your space, what’s not working, what you’re dreaming about, and what your budget looks like. No pressure, no sales pitch. Just a real conversation.

Step 2 — Design & Space Planning: Your dedicated Next Stage designer develops initial layout concepts and works through revisions with you until the design is exactly right. We create detailed 3D renderings so you can visualize your new space before a single wall comes down.

Step 3 — Fixed-Price Contract: Once your design is finalized and materials are selected, we present a fixed-price contract covering your complete scope of work, total project cost, payment schedule, and confirmed start and completion dates. No guesswork. No open-ended estimates.

Step 4 — Permitting: Our team manages the entire permitting process with Santa Clara County — the paperwork, the submissions, the inspections. You don’t have to learn what an MEP permit is. That’s what we’re here for.

Step 5 — Construction: An assigned Project Manager and Lead Carpenter oversee your project from day one. You’ll have real-time access to schedules, photos, and budget updates through our BuilderTrend client portal — so you’re never left wondering what’s happening in your home.

Step 6 — Final Walkthrough & Warranty: We don’t consider a project done until you’re fully satisfied. Every project is backed by our industry-leading 2/4/10 warranty: two years on labor and workmanship, four years of assistance with manufacturer warranties, and ten years on latent structural defects.

Is Design + Build Actually Faster Than Hiring a Contractor Separately?

In almost every case, yes — and the reason is straightforward.

When design and construction are handled by separate firms, the timeline doesn’t start with your first design meeting. It starts after the design is complete, bids go out, a contractor is selected, schedules are aligned, and the contractor reviews the plans (and often requests revisions). By the time a shovel hits the ground, months of calendar time have passed — before any work has begun.

With Next Stage, design and pre-construction planning happen in parallel. While your designer is finalizing your floor plan, our team is already scoping materials, coordinating trades, and preparing the permit application. We don’t wait for one phase to close before starting the next.

The practical result: most Next Stage projects begin construction significantly faster than a comparable traditional approach — and because our low 6% change order rate means fewer mid-project surprises, projects finish closer to the original schedule, too.

What Does a Design + Build Remodel Cost in the Bay Area?

Bay Area remodeling costs reflect the region’s labor market, permit requirements, and material standards — and they vary significantly based on scope, complexity, and the finishes you select. Here is a general framework to help you plan:

*Ranges reflect current Santa Clara County market conditions. Final pricing depends on your specific scope, structural requirements, and material selections.

One thing worth understanding: when you see a remodeling quote that feels surprisingly low, it usually means something is missing — often design fees billed separately, permit costs passed through as extras, or allowances set unrealistically low. At Next Stage, your fixed-price contract includes design, all selected materials, construction, and project management. The only items budgeted as allowances are paint and permits, which are finalized once those specific phases are completed.

The best way to understand what your project will cost is to start a conversation. Our initial consultations are free, and we’ll give you a clear picture of what your scope looks like before you commit to anything.

Frequently Asked Questions About Design + Build Remodeling

What is the advantage of design + build over hiring a separate designer and contractor?
The primary advantage is a single point of accountability. When one team handles design, engineering, and construction, you eliminate the disconnect that typically develops between a separate architect and contractor. The result is a more accurate budget, faster timelines, and a significantly lower risk of costly change orders. Because everything flows through one company, communication is seamless, and the project outcome matches the original design.

Why does a remodel cost more than I expected when I first started researching?
Most early-stage estimates focus only on the visible parts of a project — cabinets, countertops, appliances, and labor — which typically represent about 55% – 60% of a project’s total value. The remaining investment covers Project Development, Design, and Management (approximately 22% – 27%), which ensures your space is structurally sound and properly planned before construction begins, and Business Operations (approximately 12% – 17%), which covers liability insurance, safety and background checks, material warehousing, and professional legal and accounting operations. Understanding this breakdown helps explain why a fully managed, insured, and warranted remodel costs more than a bare-bones bid — and why the difference in outcome is so significant.

What permits are required for a remodel in Santa Clara County?
Required permits scale with your project’s complexity. A kitchen remodel typically requires a building permit plus MEP (mechanical, electrical, plumbing) permits if you are moving walls, expanding the layout footprint, upgrading electrical circuits, or rerouting plumbing lines. Our team handles the entire permitting process — paperwork, submissions, and inspections — so you never have to navigate local code compliance on your own. For service-specific permitting details, see our kitchen, bathroom, and addition pages.

Are design services billed separately?
No. Your Next Stage designer’s time — including space planning, 3D renderings, material selections, and all drawings needed for permitting — is fully included in your fixed-price contract. You won’t receive unexpected hourly design bills.

Does the fixed-price contract include materials?
Yes. All selected materials are included in your fixed-price contract. The only exceptions are paint, drywall patching, and permits, which are set as allowances — estimated costs that are finalized once that specific phase of work is completed. Our meticulous pre-construction planning is why Next Stage maintains a 6% change order rate, well below the industry average.

Who will manage my project on-site?
Every project is overseen by an assigned Project Manager and Lead Carpenter. Physical construction is performed by a combination of our skilled in-house carpenters and vetted trade partners — electricians, plumbers, and other specialists — who meet our licensing, insurance, and performance requirements and are regularly audited to maintain our standards.

Is Next Stage licensed and insured?
Yes. Next Stage is a fully licensed general contractor (License #850885), employee-owned, and holds business licenses in every city in Santa Clara County. Our corporate insurance includes Workers’ Compensation, General, Professional, Pollution, and Automotive liability coverage. Every completed project is backed by our 2/4/10 warranty: two years on labor and subcontractor work, four years of support with manufacturer warranties, and ten years for latent structural defects.

Do you serve areas outside San Jose?
Yes. We serve homeowners throughout Santa Clara County and San Mateo County, including Palo Alto, Los Altos, Los Altos Hills, Mountain View, Cupertino, Saratoga, Los Gatos, Campbell, Menlo Park, and Sunnyvale. See our locations page for the full service area.
