What does “employee-owned” mean, and why does it matter to me?

Understanding the Design + Build Approach
What is the advantage of design + build over hiring a separate designer and contractor?
The primary advantage is a single point of accountability. In the traditional model, you hire a designer or architect to create plans, then take those plans out to bid with a separate contractor. When something doesn’t translate cleanly from the drawings to the build — and it often doesn’t — you’re the one managing the gap between two businesses with separate priorities. This often means that costs creep upward during the project and that the original “low bid” becomes a distant memory.
With a design-build firm, architects, designers, and construction teams work under one roof from day one. That integration means more accurate budgeting, faster timelines, and significantly less risk of costly change orders. Because one company manages your project from concept to completion, communication is seamless and the outcome matches what you agreed to at the start.
What to Expect When You Work with Us
What does your design and construction process look like?
We’ve spent more than 20 years refining a process designed to eliminate the chaos most homeowners dread about remodeling — the budget overruns, the communication gaps, the permitting surprises. Here’s how it works:
- Initial Consultation — We start by listening. We want to understand how you live in your home, what isn’t working, and what you’re hoping to create. No commitment required.
- Design & Space Planning — Your dedicated Next Stage designer develops layout concepts and refines them with you. We create detailed 3D renderings so you can see your new space before construction begins.
- Fixed-Price Contract — Once design and material selections are finalized, we present a complete fixed-price contract: full scope, total cost, payment schedule, and confirmed start and completion dates.
- Permitting — We manage the entire permitting process on your behalf — paperwork, submissions, and inspections included.
- Construction — An assigned Project Manager and Lead Carpenter oversee your project from day one, with real-time updates through our BuilderTrend client portal.
- Final Walkthrough & Warranty — We don’t call a project complete until you’re fully satisfied. Every project is backed by our 2/4/10 warranty.
Do you offer professional design services, and how is design time billed?
Yes. Your project is guided by a dedicated Next Stage designer who provides expertise on space planning, functional layouts, and material selections — from cabinetry and tile to lighting and fixtures. They’ll develop the 3D renderings and construction drawings needed to permit and build your remodel.
Design services — including space planning, 3D renderings, and design specifications — are fully included in your fixed-price contract. You won’t receive unexpected hourly design bills midway through the project or at the end.
Who manages my project, and who performs the work?
Every project is assigned an assigned Project Manager and Lead Carpenter from day one. Your Project Manager oversees the schedule, quality control, and daily communication. Your Lead Carpenter leads the physical work on-site.
Construction is performed by a combination of our skilled in-house carpenters and carefully vetted trade partners — electricians, plumbers, and other specialists — who meet our strict licensing and insurance requirements and are regularly audited for performance standards. Everyone who enters your home has been screened and is accountable to the same quality bar.
Costs, Contracts, and What’s Included
Why does a design-build project cost more than I initially expected?
It’s one of the most common surprises homeowners encounter, and the reason is worth understanding clearly.
When most people estimate a remodel, they think about the visible parts of the project — materials and labor — which actually represent just over half (55% – 60%) of a project’s total value. What sets a professional design-build firm apart are the critical, behind-the-scenes investments that protect your home and guarantee a seamless experience:
- Project Development, Design & Management (~22% – 27%) — the structural engineering, detailed planning, 3D design, permitting management, and project oversight that ensures everything is built correctly and on schedule.
- Business Operations (~12% – 17%) — liability insurance, workers’ compensation, safety and background checks for everyone who enters your home, specialized material warehousing, and professional legal and accounting operations.
Understanding this breakdown matters because a quote that skips these elements isn’t really cheaper — it’s just shifting the risk onto you. At Next Stage, everything is accounted for upfront. That’s why our change order rate is just 6%. And most of that comes from homeowner clients adding items during the project.
Do you provide a fixed-price contract?
Yes. The Next Stage fixed-price contract outlines your complete scope of work, total project cost, payment schedule, and confirmed start and completion dates. Everything is defined before we break ground — so you’re never left guessing what the final number will be.
Are materials costs included in the contract, or treated as allowances?
All selected materials costs are included in the fixed-price contract. The only exceptions typically are painting, drywall patching, and permits, which are budgeted as allowances — meaning they are estimated upfront and finalized once that specific phase of work is completed. Everything else is locked in from the start.
What is your average change order rate?
Next Stage maintains a 6% change order rate — well below the industry average. This is a direct result of the thoroughness of our pre-construction process: detailed 3D design, comprehensive material selections, and meticulous planning before a single wall comes down. When the groundwork is done properly, surprises are rare.
Permits, Licensing, and Local Requirements
What permits are required for a remodel in Santa Clara County?
Permit requirements scale with your project’s scope and complexity. Here’s a general guide:
- Kitchen or bathroom remodel — Requires a building permit plus MEP (mechanical, electrical, plumbing) permits if you are moving walls, changing the layout footprint, upgrading electrical circuits, or rerouting plumbing.
- Whole-house remodel — Requires a comprehensive Master Building Permit combining structural and full MEP plans, and triggers Title 24 energy compliance requirements.
- Home addition — Requires full structural and building permits, with school district and fire reviews for projects over 500 square feet, and a geotechnical soils report if the addition exceeds 1,200 square feet.
- ADU (Accessory Dwelling Unit) — Requires planning clearance and a dedicated ADU building permit, which triggers school district impact fees and fire clearance if the unit exceeds 500 square feet.

What Happens After the Work Is Done
What type of warranty covers my project?
Every Next Stage project is backed by a comprehensive 2/4/10 warranty — one of the most thorough in the Bay Area remodeling market:
- 2 years on Next Stage labor and subcontractor workmanship.
- 4 years of assistance navigating manufacturer warranties on appliances, fixtures, and installed products.
- 10 years on latent defects in construction or structural workmanship.
For context, the standard industry warranty on workmanship is typically one year. Ours is double that minimum — and extends further across the life of your project. If something isn’t right, we stand behind it.
